Market Appraisal
If you are selling, you will require a market appraisal to establish an accurate valuation of your property.
We will provide you with a no obligation valuation based not only on our in-depth local knowledge of the surrounding areas, but will also utilise our extensive database of properties that have recently sold.
Instruction of The Agent/Property Details
Having received your market appraisal in writing and provided that you are satisfied with it, we will then proceed to prepare full sales particulars of your property.
Presentation is key so we will ensure that your sales details highlight the most important aspects of your property to ensure it is shown at its best, with the aid of professional photography, floorplans & 3D virtual tours.
The premium properties also benefit from the full Lights, Camera, Action service, whereby our videography team attend the property to create a showstopping video of your home with commentary from a property expert.
Marketing
Once you have seen and approved our particulars of your property, it will be placed on our website along with all the other property portals we use. We proactively market your property to our database of qualified buyers.
This includes cutting-edge digital marketing which is boosted by featured and premium property adverts on Rightmove, Zoopla, On The Market and Boomin as standard, as well as coverage on all other major platforms and on all Social Media Platforms.
Viewings
Appointments to view your property are made by prior arrangement with yourself by the OC Homes team and your OC Homes Property Advisor will accompany all viewings.
‘For Sale’ Board
This is the most simple and effective marketing tool, which is as effective today as it has always been.
Email and Phone Calls
All prospective buyers who register with us are asked to provide email addresses in order to ensure that they are notified of any new properties within minutes of them going live on our system.
Our property consultants will also adopt a hands-on approach and phone the applicants matched to your property.
Offers
Any offers we receive are promptly notified verbally to you and then followed up in writing. We will inform you of the position of the buyers and liaise with you until an offer has been accepted.
Agreed Sale
At this point, if you have not already done so, you will need to instruct your solicitor. OC Homes will be happy to recommend a solicitor if you do not have one in place.
The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.
The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the fixtures and fittings form must be completed at this stage.
The solicitors draw up the draft contract which sets out the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents.
Any enquiries will then be raised, the title deeds and Lease (if applicable) will be checked and local searches carried out.
Updates on Your Sale
At OC Homes, we pride ourselves on our conscientious sales progression. We aim to keep you regularly updated through the sales process until completion and liaise with your purchaser, the legal representatives, surveyors and mortgage lenders in order to ensure that your sale progresses as smoothly and as stress-free as possible.
Exchange of Contracts
A date for completion is agreed and once exchange of contracts has occurred, both you and the buyer are legally bound to complete the sale/purchase.
Completion
The funds are received from the buyer’s solicitor and once your solicitor has confirmed that they are in receipt of these funds, completion takes place and you may instruct your agent to release the keys.
